How much are conveyancing fees in Queensland?

$1,309.50 was the median published buying fee across 10 firms, with the lowest at $885 (Keylaw) and the highest at $1,650 (Zettle). Selling had a median of $990 across 9 firms, from $619 to $1,500. All figures include GST.

The summary is computed in code from the table below. A fee that a firm quotes without GST is multiplied by 1.10, the 10% GST rate on business.gov.au. Firms that do not say whether GST is included, and firms that sell a bundle of professional work and searches, are shown in the table but left out of the range, so the range compares like with like. This is a count of published prices. It is not a market average and not a quote for your purchase.

What do Brisbane and Gold Coast conveyancing firms charge?

$885 to $1,650 for a buying fee we could compare, and $619 to $1,500 for selling, GST included. The table lists all 13 firms whose own site publishes a fixed fee, with what each fee covers, what is extra and the date its page shows.

Where a firm lists a house price and a unit price, the buying column shows the house price and the text shows both. A fee marked as added on top has GST on top of the figure shown. Prices can change without notice, so confirm the figure in writing.

Which firms are left out of the range, and why

FirmBuying fee shownReason it is not in the range
Empire Legal$2,600Professional work and standard searches are priced together, so the professional fee cannot be separated.
Jet Legal$1,290Its page does not say whether GST is in the price, so it cannot go on the same basis as the others.
Brisbane Conveyancing$795.70A standardised service rather than an unconditional fixed quote, with sundries and listed searches inside the price.

Empire Legal and Brisbane Conveyancing look cheaper or dearer than the range, but they sell different things. Empire Legal prices standard searches inside its fee. Brisbane Conveyancing sells a standardised service that it says is not a fixed price quote. Putting either next to a bare professional fee would mislead.

Are conveyancing fees different in Brisbane and on the Gold Coast?

This sample does not establish whether Brisbane or Gold Coast is more expensive. Compare written quotes for the same property type, scope and council searches. Firms such as Coastside Law and Brisbane Conveyancing advertise Brisbane or Gold Coast service from one price list, and the 10 fees we counted do not isolate a location effect.

What does change by council is the cost of searches. Brisbane City Council publishes a limited rates search at $80.05 and a separate solicitor inspection of records, covered in the government fees section below. We could not read a current City of Gold Coast fee schedule on 28 October 2026, so we do not quote Gold Coast council charges. A firm’s own estimate of council charges is not an official price.

If you are comparing a Brisbane firm with a Gold Coast firm, ask each for the same list: professional fee, GST, searches for your council, PEXA and anything else it adds. Then compare totals, not headlines.

Does Queensland conveyancing have to be done by a solicitor?

For paid conveyancing, yes. The Queensland Law Society says: “In Queensland conveyancing is the reserve of solicitors.” Paid work goes through a law practice, and staff can work under the practice’s supervision. Queensland does not use the independent licensed conveyancer model that NSW has.

That is why a Queensland price should not be compared with a NSW licensed conveyancer price as if the two states had the same rules. The rule is about paid providers. It is not a statement that a person can never handle their own transaction.

What to check before you instruct a firm

  • Ask whether the firm is a law practice, and who supervises the person handling your file.
  • Ask who will be your point of contact and how you will reach them during the contract and settlement period.
  • Ask for the scope in writing: contract advice, conditions, searches, settlement and registration.
  • Ask whether work done by an employee or a referral partner is billed on top of the fixed fee.

What is included in a Queensland conveyancing fee, and what is extra?

A fixed fee covers an agreed scope of legal work, not every cost around the purchase. Most firms in the table charge searches, PEXA, registration and duty on top. A few include contract reviews or standard searches. Read the scope line before you compare totals.

ItemUsually in the professional feeWhere firms differ in our table

House and unit buyers can face different costs. Bespoke Legal Group publishes $1,200 plus GST for a house and $1,300 plus GST for a unit. Body corporate searches and extra advice on a unit are usually separate items.

How much does conveyancing cost when selling in Queensland?

$990 was the median published selling fee across 9 firms, from $619 to $1,500, GST included. Selling is usually cheaper than buying at the same firm, but disclosure preparation, documents and mortgage related costs can sit outside it.

FirmSelling fee, GST includedBuying fee, GST included
Keylaw$619$885

DJR Conveyancing$790$990
Hains Legal$880$1,100

Bespoke Legal Group$1,100$1,320
Zettle$1,500$1,650
Domium$1,500$1,500

Ready Settle Go does not publish a separate selling fee, so it is not in the selling range. Jet Legal and Brisbane Conveyancing are left out for the reasons given above.

How much does a Form 2 seller disclosure statement cost?

Conveyancing Services QLD publishes $500 for a house and $650 for a unit, with GST and basic documents included. Queensland’s seller disclosure scheme began on 1 August 2025, and several firms now price disclosure separately from the sale fee. Buyers do not pay it, but it explains the two part sale quotes.

FirmHow it treats Form 2
Conveyancing Services QLD$500 for a house or $650 for a unit, GST and basic documents included. Sale fee $750.
Empire LegalSeller disclosure is presented separately from the sale fee.
ZettleSeller disclosure preparation is separate from the sale fee.
Jet LegalA separate seller disclosure service.
Bespoke Legal GroupForm 2 preparation is separate from the sale fee.

A worked example from the one published price: a house sale at Conveyancing Services QLD is $750 for the sale plus $500 for Form 2, which makes $1,250. A unit sale is $750 plus $650, which makes $1,400. These subtotals include GST and the basic documents listed in the Form 2 service. PEXA and any additional documents or transaction costs remain extra.

What changed under the seller disclosure scheme

Queensland Government guidance says the new scheme applies from 1 August 2025. In general, the prescribed disclosure must reach the buyer before they sign, with exceptions. Disclosure is not a guarantee about building condition, so a buyer still needs the contract reviewed, the relevant searches and any inspections.

StageWhat the seller suppliesWhat a buyer still checks
Before you signPrescribed disclosure, in general, subject to exceptionsRead it with your solicitor and ask about anything missing
Documents that come with itThe documents the disclosure points toThat they are complete and match what you were told
Property conditionDisclosure only, not a guarantee of building conditionBuilding and pest inspection and the searches suited to the property

What government fees and searches do I pay on top of the conveyancing fee?

The big one is registration of the transfer: $248.04 for one lot plus $46.56 for each $10,000 or part of $10,000 of price above $180,000 (Titles Queensland, FY2026/27). On a $700,000 home that is $2,669.16. Add PEXA, council searches and a mortgage registration if you borrow.

PEXA is a private electronic settlement platform, not a government charge. A council certificate can cost more through a search provider than the council’s own fee, so ask what you are being charged and by whom. Titles Queensland says its statutory fees are not subject to GST.

What does a typical first home purchase cost in conveyancing and registry fees?

$4,454.15 is the total of known costs on a $700,000 home bought in Brisbane with a loan, at the median published fee. It is $4,029.65 at the lowest fee and $4,794.65 at the highest. Transfer duty, deposit, reports and settlement adjustments are not included.

Every line comes from a figure on this page. The $700,000 price is an illustration. Searches your solicitor orders, body corporate costs and anything a firm adds are not in the total, so your own quote will differ.

Why is my settlement payment higher than my conveyancing bill?

Your cash shortfall is the purchase price plus unpaid transaction costs and settlement adjustments, less the deposit already paid, available loan funds and other funds already credited. Your solicitor’s bill is only one part of those costs. In Queensland the settlement statement also shows registry fees and PEXA.

How long is Queensland’s cooling off period and what does cancelling cost?

Five business days, starting on the day you receive the contract signed by both parties, or the next business day if it arrives on a weekend or public holiday. Written cancellation must reach the seller or agent by 5 pm on the fifth day. If you cancel, the seller may deduct up to 0.25% of the purchase price. On $800,000 that is up to $2,000. The deduction goes to the seller. It is not a conveyancing fee.

Purchase priceMost the seller may deduct, at 0.25%
$600,000Up to $1,500
$800,000Up to $2,000
$1,000,000Up to $2,500

The rule has exceptions, including auction purchases and follow up sales to registered bidders, option contracts and some buyers such as publicly listed companies or buyers of three or more lots at once, so ask your solicitor before you sign. Queensland Government guidance was last updated on 12 May 2022.

What do I ask for in a Queensland conveyancing quote?

Ask the law practice for an itemised quote in writing before work starts, showing the professional fee, GST, included searches, other costs and what is excluded. In Queensland it also pays to ask who supervises your file and whether any work is billed on top of the fixed fee.

FieldWhat to write down

Contract reviewsHow many are covered, what an extra review costs, whether a review is credited if you buy

PEXA and registrationWhether they appear as separate lines, and the role used for the PEXA price

What traps catch people comparing Queensland conveyancing quotes?

The biggest Queensland trap is comparing a bare professional fee with Empire Legal’s package, which has standard searches inside it. Others are GST silence, older PEXA figures and sale quotes that now come in two parts.

  • GST silence is not GST included. Some pages show a number and say nothing about GST. We leave those firms out of the range.
  • Bundles and professional fees are different things. We never pool them into one median.
  • Old PEXA numbers. Some firm pages still quote a single $146.30 charge. PEXA now publishes primary and additional participant prices outside NSW, so use PEXA’s page for the role and dealing.
  • “Fixed” still has edges. One firm sells a standardised service that it says is not a fixed quote, and another has scope exclusions beside the price.
  • Page titles and body prices can disagree. Use the schedule in the body and ask for a written quote.
  • A planning or rates certificate you already have. Do not pay for the same document twice.
  • Seller costs after 1 August 2025. A sale quote now has a conveyancing part and a disclosure part.

How did we check these fees?

We read the own fee pages of 13 Queensland firms on 28 October 2026 and copied the figures each publishes. Titles Queensland, Brisbane City Council and PEXA supplied the government and platform charges.

  • A fee counts in the range only if it is a professional fee, the firm states GST, and the side (buying or selling) is clear.
  • GST exclusive fees are multiplied by 1.10 so every counted fee is on one basis.
  • The lowest, median and highest are calculated in code from the counted rows. With an even number of firms the median is the mean of the middle two.
  • A firm is authoritative for its own advertised fee, not for government fees or the wider market. This is not a representative survey and it is not a recommendation of any firm.
  • Pages that show no date are marked “No date shown”. We do not substitute a copyright year.

For the national picture and the other states, see our guide to what conveyancing is and what it costs. The NSW conveyancing fees page uses the same method for Sydney.

Questions people ask about conveyancing fees in Queensland

How much are conveyancing fees in Queensland?

On 28 October 2026, 10 Queensland firms published a fixed professional buying fee we could put on the same GST basis. The lowest was $885, the median was $1,309.50 and the highest was $1,650, all including GST. Searches, PEXA, registration fees and transfer duty are extra. This is a count of published prices, not a quote and not a market average.

Does Queensland conveyancing have to be done by a solicitor?

The Queensland Law Society says conveyancing in Queensland is the reserve of solicitors. Paid conveyancing goes through a law practice, and staff can work under the practice’s supervision. Queensland does not use the independent licensed conveyancer model that NSW has. That is about paid providers, so check you are dealing with a law practice.

Are conveyancing fees different in Brisbane and on the Gold Coast?

This sample does not establish whether Brisbane or Gold Coast is more expensive. Compare written quotes for the same property type, scope and council searches. Brisbane City Council publishes a $80.05 limited rates search. We could not read a current City of Gold Coast schedule on 28 October 2026, so we do not price Gold Coast council searches.

Are searches, PEXA and registration fees included in the fee?

Usually not. Most firms price searches and outlays separately, and Empire Legal prices standard searches into its package. Titles Queensland charges $248.04 to lodge a transfer for one lot, plus $46.56 for each $10,000 or part of $10,000 of price above $180,000 (FY2026/27). PEXA publishes $147.40 for the primary participant and $146.30 for an additional participant. Count each charge once.

Does a fixed fee include GST, contract reviews and identity checks?

GST is 10%. Of the 13 Queensland firms in our table, 11 say GST is included, 1 adds it on top and 1 does not say. Hains Legal, Zettle and Domium describe contract reviews as part of the standard work. From 1 July 2026 AUSTRAC rules also cover lawyers and conveyancers, and firms differ on whether identity checks are absorbed or billed. We found no standard fee for it. Ask for GST, reviews and identity checks to be written into the quote.

How much does a Form 2 seller disclosure statement cost?

Conveyancing Services QLD publishes $500 for a house and $650 for a unit, with GST and basic documents included. Empire Legal, Zettle, Jet Legal and Bespoke Legal Group also treat disclosure as separate from the sale fee. The seller disclosure scheme began on 1 August 2025. Buyers do not pay this fee, but it explains why sale quotes now have two parts.

How long is the Queensland cooling off period and what does cancelling cost?

Five business days, starting on the day you receive the contract signed by both parties, or the next business day if it arrives on a weekend or public holiday. Written cancellation must reach the seller or agent by 5 pm on the fifth day. Auctions and some other sales are exempt. The seller may deduct up to 0.25% of the price. On $800,000 that is up to $2,000. That deduction is not a conveyancing fee.

What do I pay if my purchase falls through?

It depends on the firm, and most fee pages do not say. Three things can be charged separately: work already done, search fees already paid to third parties, and any review fee that was not credited. Ask for the failed purchase rule in writing before you instruct anyone.

Tell us your suburb, whether you are buying or selling and whether it is a house or a unit. We pass that on so you can ask for an itemised quote showing the professional fee, GST, included searches, other costs and exclusions.
