How is stamp duty calculated in SA?
RevenueSA charges a set amount for the band your price falls in, plus a rate for each $100 or part of $100 above the start of the band. Over $500,000 the base is $21,330 and the rate is $5.50 per $100, so $600,000 gives $26,830.
The nine bands start at $0, $12,000, $30,000, $50,000, $100,000, $200,000, $250,000, $300,000 and $500,000. Find your band, take its base amount, then add the rate for each $100 or part of $100 over the band start.
A part of $100 counts as a full $100. Each extra $100,000 above $500,000 adds $5,500.

Do first home buyers pay stamp duty in SA?
It depends on the home. RevenueSA gives stamp duty relief to eligible first home buyers of new homes, off the plan apartments, house and land packages and vacant land to build on. Established homes get no relief. On a $650,000 new home the duty is $0, and on an established one it is $29,580.
Contracts on or after 6 June 2024 have no property value cap. Before that date the relief ended at set price limits, shown further down this page.
Knock down and rebuild projects are excluded.

Is there a price cap on SA first home buyer stamp duty relief?
No, not for contracts made on or after 6 June 2024. RevenueSA says full relief is available regardless of the property value, and no property cap applies. The old caps from 15 June 2023 to 5 June 2024 no longer apply.
Some pages still quote $650,000. That is the old cap. RevenueSA also carries an older news item that still describes the 2023 caps, so check the date on any page you read.
Superseded caps, for contracts from 15 June 2023 to 5 June 2024. Do not use these for a current purchase.
| Property | Full relief up to | Relief ended at |

| Vacant land | $400,000 | $450,000 |

Is there stamp duty relief for first home buyers on an established home in SA?
No. Established homes get no first home buyer relief in South Australia, so a first home buyer pays the standard scale. On a $650,000 established home that is $29,580. The relief only applies to new homes, off the plan apartments, house and land packages and vacant land.
A home that is knocked down and rebuilt is also excluded. If you are unsure whether a property counts as new, ask RevenueSA before you sign.

Is stamp duty different for new homes, established homes and land in SA?
The scale is the same for every property. The difference is the relief. An eligible first home buyer of a new home, an off the plan apartment, a house and land package or vacant land to build on pays nothing. An established home pays the full scale.
Duty at $700,000 by property type, for an eligible first home buyer and for other buyers.

|---|---|---|
| New home or off the plan | $0 | $32,330 |

Who is eligible for first home buyer relief in SA?
Each applicant must be at least 18 and a natural person, and only one applicant needs to meet the citizenship requirement. For contracts from 13 February 2025, no relief applies if you or your spouse or domestic partner previously held a relevant interest in residential property in Australia. Each applicant must then live in the home.
Before 13 February 2025 relief was possible if you had owned a home but had not lived in it for six months or more. That is no longer the test.
These conditions come from RevenueSA's relief pages. Confirm the full wording with RevenueSA before you rely on them.
- Age and type: each applicant is 18 or older and a natural person, not a company.
- Citizenship: only one applicant needs to meet it. New Zealand citizens on Special Category Visas may apply.
- Prior ownership: for contracts from 13 February 2025, no relief if you or your spouse or domestic partner previously held a relevant interest in residential property in Australia.
- Occupation: all applicants live in the home as their principal residence for a continuous period of at least six months, starting within 12 months after settlement for a new or substantially renovated home, or for vacant land within 12 months of the date the home can lawfully be lived in, or 36 months from settlement, whichever comes first.
- Application: in most cases lodged by the representative managing your settlement, or by you through RevenueSA.

Do investors pay more stamp duty than owner occupiers in SA?
No. RevenueSA publishes one scale for all buyers, so an investor and an owner occupier pay the same on the same price. On $800,000 both pay $37,830. The first home buyer relief is the difference, and it needs the buyer to live in the home.

When is stamp duty paid in SA, and how do I apply for relief?
Stamp duty becomes payable at settlement, when the property transfers to your name, and it must be paid before you can be registered as the owner on the Certificate of Title. In most cases the representative managing your settlement, such as a conveyancer or solicitor, lodges the relief application, or you can lodge it through RevenueSA.

Can stamp duty be added to the loan in SA?
RevenueSA sets the duty and collects it. Whether a lender lends towards it is the lender's decision, not RevenueSA's. Use the calculator above to get the duty figure first, then ask your lender what it will lend for. Duty falls due at settlement, so it is part of the cash you need on the day.

How much is the First Home Owner Grant in SA, and can I get it with stamp duty relief?
The First Home Owner Grant is up to $15,000 for new homes, off the plan apartments and comprehensive building contracts, with no price cap since 6 June 2024. It is separate from the duty relief. On a $675,000 new home the duty otherwise payable is $30,955, so the relief is worth that amount and the grant is paid on top.
Confirm the current grant amount on the RevenueSA grant page before you sign.

Is there stamp duty relief for older home owners downsizing in SA?
Yes. RevenueSA gives relief to buyers aged 60 or over for contracts from 25 March 2026. Full relief applies at $2 million or less for a new home or off the plan apartment, and $1.2 million or less for vacant land. Partial relief applies above those amounts, ending at $2.1 million and $1.3 million.
This is not a first home buyer benefit. The replacement property must be a newly built home, an off the plan apartment, or vacant land on which the applicant intends to build their new principal place of residence. Check the full conditions on the RevenueSA page before you rely on it.
The 2026 to 2027 budget also announced relief for victim survivors of family, domestic or sexual violence, for contracts from 4 June 2026.

Do I pay a surcharge as a foreign owner in South Australia?
Yes. The foreign ownership surcharge is 7% of the value of the interest acquired, for instruments from 1 January 2018. It is charged on top of the normal duty. For contracts from 13 February 2025, first home buyer relief does not reduce the surcharge.
Between 15 June 2023 and 12 February 2025 the relief could also cover the surcharge in full or in part. For a contract signed now, a buyer who owes the surcharge pays all of it.

What are the common mistakes with SA stamp duty?
A common mistake is assuming an established home gets relief. It does not. Others are using the old $650,000 cap, assuming a previous home owner still qualifies after 13 February 2025, and forgetting the six month occupation rule. Each can turn a nil duty bill into a bill for the full scale.
- Expecting relief on an established home or a knock down rebuild.
- Using the 2023 caps of $650,000 for homes and $400,000 for land. They no longer apply.
- Assuming earlier ownership does not matter. For contracts from 13 February 2025 it can rule you out.
- Not moving in on time. Relief needs a continuous period of at least six months, starting within 12 months of settlement for new homes.
- Forgetting the 7% foreign ownership surcharge, which relief does not remove.

South Australia conveyance duty questions answered
What is the stamp duty on a $500,000 house in South Australia?
It is $21,330 for owner occupiers and investors. An eligible first home buyer pays nothing on a new home, and the same $21,330 on an established home.
Is there still a $650,000 cap for SA first home buyers?
No. The $650,000 and $700,000 caps applied to contracts from 15 June 2023 to 5 June 2024. Contracts from 6 June 2024 have no cap.
Does SA stamp duty relief apply to vacant land?
Yes. Vacant land to build your home on gets full relief at any value, including owner builders. You must live in the home for at least six continuous months, starting within 12 months of the date it can lawfully be lived in, or 36 months from settlement if that comes first.
Can I get the relief if my partner owned a home?
For contracts from 13 February 2025, relief is not available if you or your spouse or domestic partner previously held a relevant interest in residential property in Australia.
Do I have to live in the home to keep the relief?
Yes. All applicants live in it as their principal residence for at least six continuous months, starting within 12 months of settlement for new homes.
Does the foreign ownership surcharge apply to first home buyers?
Yes. For contracts from 13 February 2025, the relief does not cover the 7% foreign ownership surcharge, so a buyer who owes the surcharge still pays it.
Where do I check the official figures?
