How much is stamp duty in Tasmania?
On a $700,000 home, stamp duty in Tasmania is $26,747.50. At $500,000 it is $18,247.50 and at $1,000,000 it is $40,185. Every buyer pays the same scale: Tasmania has no separate rate for owner occupiers, and its first home buyer exemption has ended. The common prices table above shows more prices.

How is stamp duty calculated in Tasmania?
Duty is a sliding scale with seven bands. Each band has a base amount plus a rate for every $100, or part of $100, above where the band starts. For a price in the $375,001 to $725,000 band the base is $12,935 and the rate is $4.25 per $100. The rate table above shows every band.
Worked example: a home bought for $500,000 sits in the band from $375,001 to $725,000. There are 1,250 blocks of $100 in the $125,000 above $375,000, so duty is $12,935 plus 1,250 times $4.25, which gives $18,247.50.
The words "or part" matter. The SRO charges the full rate for each $100 or part of $100 above the band start, so a value that is not a round hundred is charged as if it were rounded up to the next $100. The SRO calculator can confirm a figure for an odd value.

Do first home buyers pay stamp duty in Tasmania now?
Yes. The 100% first home buyer exemption for established homes is not available for transactions settling after 30 June 2026, so first home buyers pay the same duty as everyone else. At $600,000 that is $22,497.50. A $20,000 first home owner grant for new homes is a separate payment, covered below.

When did the Tasmanian first home buyer exemption end?
The exemption ended on 30 June 2026. The State Revenue Office says it is "not available for transactions settling after 30 June 2026". The cut off is the settlement date, not the contract date. It had applied to settlements from 18 February 2024 for homes with a dutiable value of $750,000 or less.
- Settlements from 18 February 2024 to 30 June 2026 inclusive: 100% exemption for a dutiable value of $750,000 or less.
- Settlements from 7 February 2018 to 17 February 2024: a 50% concession, with caps of $400,000, $500,000 and $600,000 over time.
- Settlements after 30 June 2026: no first home buyer duty relief on established homes.

What if I signed a contract before 30 June 2026 but settle after it?
You pay duty on the scale. The SRO ties the exemption to the date of settlement: it is not available for transactions settling after 30 June 2026, whatever the contract date. A buyer who settles on a $600,000 home after that date owes $22,497.50. Check the SRO page if your settlement date is close to the line.

Can I get a refund if I settled before 30 June 2026?
Possibly, if you paid duty on a settlement the exemption covered. The SRO page for the exemption describes an online application for duty already paid on an eligible past settlement. Eligibility is set by the conditions below, which applied while the exemption was open. The SRO page has the steps.
- Buyers aged 18 or over and natural persons.
- At least one buyer an Australian citizen or permanent resident.
- No previous home ownership in Australia, including by a spouse or partner.
- No previous First Home Owner Grant or concession.
- Six continuous months living in the home, starting within 12 months.

Does Tasmania have a different rate for owner occupiers or investors?
No. Tasmania publishes one scale for property transfer duty, so a home you will live in, an investment property and a holiday home are charged the same on the same value. At $800,000 that is $31,185 for any buyer. A separate foreign investor surcharge can apply on top, covered below.

Is stamp duty in Tasmania charged on the price or the value?
It is charged on the greater of the unencumbered value or the purchase price paid. The SRO table is headed value including chattels, so items sold with the property can count towards the value. If a home sells for less than its value, duty is worked out on the higher figure. Ask the SRO about chattels for your sale.

Does Tasmanian stamp duty differ for new homes, established homes and vacant land?
Not on the SRO scale. One table applies whatever the property type, so duty on $600,000 is $22,497.50 for a new home, an established home or land of that value. The difference is the first home owner grant, which covers only new homes, and the off the plan concession, which has closed to new agreements.

Is the Tasmanian off the plan duty concession still available?
Not for new agreements. The SRO says the concession is not available where the agreement for sale is executed after 30 June 2026. It had given a 50% reduction for agreements executed from 1 July 2024 to 30 June 2026. An agreement signed in that window can still qualify, if the other conditions are met.
- Dutiable value of $750,000 or less.
- A lot in a strata scheme, or a dwelling joined to other dwellings, with no occupancy permit when the agreement was signed.
- No First Home Owner Grant paid for the purchase.
- The transfer must happen before 30 June 2031.

Is there a pensioner stamp duty concession in Tasmania?
The SRO page for the pensioner downsizing concession says the sale of the former home had to settle on or before 30 June 2025, and the new home cap was $600,000. The SRO concessions list shows no end date for it. Confirm the current position with State Revenue Office Tasmania before you rely on it.

How much is the First Home Owner Grant in Tasmania?
The Tasmanian First Home Owner Grant is $20,000 for transactions that commence between 1 July 2026 and 30 June 2027, and the SRO says such transactions may be eligible. It is for first home buyers building or buying a new home. It is a payment, not a duty reduction, so duty is still worked out on the scale.
- The home must be new: not previously occupied or sold as a place of residence. Kit homes count.
- At least one applicant must be an Australian citizen or permanent resident, and all owners on title must apply.
- Each applicant must be a natural person aged 18 or over.
- The home must be your principal place of residence for at least six continuous months, starting within 12 months of completion.
- You are not eligible if you or your spouse owned residential property in Australia before 1 July 2000, owned and occupied a home for more than six months after that date, or have had the grant before.

When do I pay stamp duty in Tasmania?
Duty is payable within three months of the date of the dutiable transaction, which is usually the date of settlement. That is the wording on the State Revenue Office Tasmania page, last published 30 September 2026. Duty on a $600,000 home is $22,497.50, due within that window.

Can stamp duty be added to the home loan in Tasmania?
The SRO sets the amount and the due date, within three months of the transaction and usually at settlement. Whether a loan can cover duty is for the lender to decide, and lenders set their own terms. Duty is a cost on top of the deposit.
With no first home buyer exemption, a first home buyer on a $750,000 home owes $28,935, the same as any other buyer.

Is there a foreign investor surcharge in Tasmania?
Yes. The Foreign Investor Duty Surcharge is an extra amount of duty charged when residential or primary production property is acquired by a foreign person. The SRO rate for residential property is 8% for agreements on or after 1 April 2020. Check the SRO definition of foreign person before you buy.

What are the common mistakes with Tasmanian stamp duty?
The common mistakes are assuming the old first home buyer exemption still applies, using the contract date instead of the settlement date, and reading old guides. Any of these can add thousands of dollars to the budget, so check the dates and the conditions before you rely on a figure.
- Using a guide written before July 2026 that still describes the 100% exemption up to $750,000.
- Using the contract date. The exemption and the off the plan concession ended on different dates and tests: settlement for the first, agreement for the second.
- Rounding a value down. The scale charges the full rate for each $100 or part of $100.
- Using the price when the value is higher. Duty is on the greater of the two.
- Treating the grant as a duty reduction. It is a separate payment for new homes only.
